Staging & Design Services

Nashville homes sell faster, list higher, and rent at premium nightly rates when they’re styled with intention. I’ve spent years preparing my own listings to hit the market ready to win — now I’m bringing that same eye to property owners who want more out of their real estate, whether they’re selling it or renting it out.

 

Every home has a highest version of itself. My job is to find it, and bring it out within your timeline and your budget.

Design To List

For homeowners and agents preparing a property to go on the market.

 

Goal: Sell faster, for more money, with fewer days on market.

Tier 1

The Consultation

For: Confident DIY sellers who want an expert eye and a clear action plan, but will execute the work themselves.

 

What’s included:

  • 60–90 minute in-home walk-through

  • Room-by-room prioritized action list (what to keep, remove, rearrange, refresh)

  • Paint color recommendations where needed

  • Decluttering and depersonalization roadmap

  • Curb appeal notes

  • Written follow-up summary within 48 hours

  • One 30-minute follow-up call to answer questions as you execute

What’s not included: any physical staging, shopping, or hands-on work.

 

Turnaround: Typically scheduled within 5–7 days of booking.

Tier 2

The Refresh

For: Occupied homes where the seller still lives there and has most of the furniture needed, but the home needs editing, restyling, and a few strategic additions to photograph and show well.

What’s included:
Everything in Tier 1 (consultation + action plan)
• Hands-on restyling using the seller’s existing furniture and décor
• Editing: what gets stored, what stays, what gets rearranged
• Sourcing of accent pieces as needed (art, bedding, pillows, greenery, light fixtures) — pieces billed separately at cost
• Coordination with painter, handyman, or cleaner if needed (referrals provided)
• Pre-photo final walk-through and touch-up
• Photo-day styling


What’s not included: major renovations, full furniture replacement, structural changes.

Turnaround: Typically 1–2 weeks from booking to list-ready.
 

Tier 3

The Full Stage

For: Vacant homes or homes where existing furniture won’t photograph well. The home needs to be transformed into a buyer’s dream — and sold fast.

 

What’s included:

Everything in Tiers 1 and 2

  • Full-home staging using rented furniture and décor sourced through trusted Nashville staging partners

  • Strategic design that highlights the home’s best features and minimizes weaknesses

  • Coordinated palette, scale, and lifestyle story across every room

  • Installation and de-stage (30–60 day standard rental period, extensions available)

  • Photo-day prep and final styling

  • Seasonal swap at no additional labor charge if home doesn’t sell in initial rental period

What’s not included: Quoted per home based on square footage, number of rooms, and design complexity. Rental furniture fees billed separately from design/labor.

 

Turnaround: 2–3 weeks from booking to list-ready.

Short Term Rental Refresh

For vacation rental and Airbnb owners who want higher nightly rates, better reviews, and more bookings.

 

Goal: Turn a good rental into a standout rental.

 

Why this matters: Guests book on photos and reviews. The difference between “cute” and “unforgettable” is usually design, not price. A well-styled STR can command 20–40% higher nightly rates and attract better guests who leave better reviews.

For: STR owners whose listing is underperforming — fewer bookings than expected, lower nightly rate than competitors, or mediocre reviews mentioning the space.

 

What’s included:

  • Remote listing review: photos, description, title, amenities, pricing strategy

  • In-person walk-through of the property (Nashville area; remote option available for out-of-market owners)

  • Written report with prioritized recommendations for design, styling, and listing optimization

  • Comparison to 3–5 top-performing competitor listings in your neighborhood

  • One 45-minute follow-up call to walk through the report

What’s not included: hands-on restyling, shopping, photography.

 

Turnaround: Report delivered within 7–10 days of property visit.

For: STRs that need a styling update — tired linens, dated décor, generic furniture, or “looks like every other Airbnb in Nashville” syndrome. The bones are good, but the visual story isn’t..

What’s included:

Everything in Tier 1 (audit + recommendations)

  • Hands-on restyling using existing furniture where appropriate

  • Sourcing and installation of new soft goods: bedding, towels, rugs, throw pillows, art, lighting (pieces billed separately at cost, purchase list provided in advance)

  • Curation of a distinctive design story that makes the listing stand out in search results

  • Styling for new photography (photographer referral available)

  • Guest-experience touches: entry styling, welcome setup, coffee bar, kitchen essentials layout

  • Final walk-through and listing-update recommendations (title, description, new photos order)

Turnaround: Typically 2 weeks from booking to relaunch-ready.

For: New STR launches, full rebrands, or properties where the owner wants a design-forward property that commands premium nightly rates and attracts higher-quality guests.

 

What’s included:

Everything in Tiers 1 and 2

  • Full-property design concept: cohesive palette, theme, and lifestyle story across every room

  • Furniture sourcing and procurement (owner pays for furniture at cost; my fee is design + project management)

  • Coordination with painters, handymen, and other trades

  • Professional photography coordination

  • Listing copywriting: title, description, amenity list, house rules, welcome message

  • Launch strategy: pricing recommendations, calendar setup consultation, first-30-days tactics

  • Post-launch check-in at 30 and 60 days to review performance and adjust

Pricing notes: Quoted per property based on scope. Furniture and materials billed separately from design fee.

 

Turnaround: 3–6 weeks depending on scope and material lead times.

Add-On Services
