STR Investment, Nashville
WHAT THEY WANTED:
A couple relocating to Nashville wanted to buy a property that could double as a short term rental when they traveled. They had seen a few houses they liked but had no framework for evaluating whether any of them would actually perform as an STR.
WHAT WE DID:
Before they got emotionally attached to anything, I ran STR analysis on their top three candidates: projected nightly rates, estimated occupancy, annual revenue potential, and whether each property was in a NOOSTR eligible zone. One of the three was a clear winner on paper. We negotiated the purchase, and I walked them through the permitting process from contract to certificate. They were operational within 60 days of closing.
THE RESULT:
They now have a property that works for them when they are in town and works for them when they are not.

Design To List, Pre Listing Renovation
WHAT THEY WANTED:
A seller in East Nashville had lived in their home for seven years and knew it needed work before listing. They just did not know what kind of work, or how much to spend. They had gotten a few contractor quotes that felt overwhelming and were not sure if the numbers would pencil out.
WHAT WE DID:
I walked the property with fresh eyes and built out a prioritized renovation plan focused entirely on ROI: what buyers in that price range actually notice, what photographs well, and what we could skip. We focused on the kitchen, primary bath, and exterior. I coordinated the contractors, kept the project on schedule, and we listed within six weeks.
THE RESULT:
The property sold over asking in the first weekend. The sellers made back significantly more than they spent, and they did not have to manage a single contractor call.
