Germantown sits just north of downtown, near Bicentennial Capitol Mall State Park and First Horizon Park. It mixes nineteenth-century homes with newer townhomes, condos and restaurants, and it is one of the most walkable neighborhoods in the city.

Parts of Germantown fall under historic zoning, which means exterior changes can require design review. The neighborhood also has a mix of zoning types, and that mix affects what can be built and where short-term rentals may be permitted. I check both before you buy.
