Green Hills sits south of Hillsboro Village along Hillsboro Pike, with The Mall at Green Hills at its center. Most streets were built out in the mid-twentieth century, and many original homes are now being replaced or expanded, so you will see 1950s ranches next to new builds on the same block.
When I look at a Green Hills property, I start with the lot: its zoning, width, setbacks and whether the house on it is the value or the land is. That answer shapes whether you are buying a home to live in, a renovation, or a rebuild. Metro Nashville generally does not issue new non-owner-occupied short-term rental permits in residential-only zoning, so if rental income is part of the plan, we confirm the zoning before you write an offer.
