12 South

12 South runs along 12th Avenue South, with shops and restaurants on the corridor and older bungalows, renovated homes and newer infill on the streets behind it. Sevier Park sits at its center. It is one of the most walkable residential areas in Nashville.

Much of the new construction here is two homes on what used to be one lot, so I look at how a property was subdivided or built, what the zoning allows, and how a home compares with similar new builds nearby. For investors, zoning on and off the corridor can differ a lot, and that difference affects short-term rental eligibility.
